 About Our Homes Quality Standards All Palms of Manasota homes are beautifully built to stringent standards of durability, structural integrity, and energy efficiency. All reflect how well a home is built. Rest assured that professional design, engineering, quality materials and exacting methods are employed in the construction of your home.
Home Warranty The home warranty protects you in three separate ways. A one-year Limited Warranty from the builder with emergency services always on call, and manufacturers warranties on all major mechanical systems and appliances. All of our homes include most of the features that you expect in a new home of quality, but with very few additional options that you need to add. We've included upgrades as standard features in all the homes. Tech
Package We
design homes to enhance your lifestyle. Our Tech Package is a standard
feature. Each home includes technical advances that will allow you to move
in to the new millennium with ease. For example, all interior service cables
are run from a central hub in the house out to rooms and to the exterior
location of the phone and cable services. Telephone All of our telephone wire is a high capacity telephone/data wire designed for high speed local area networks. It handles normal telephone signals for phones, faxes and modems, plus video and data signals from computers. Cable TV We provide coaxial cable television outlets in the great room and all bedrooms. This cable is designed for watching multiple video sources (VCRs, laser discs, security cameras, computer graphics) on TVs and computer terminals. Home Theater Our homes are pre-wired for surround sound in the great room and master bedroom. We also provide pre-install for a separate volume control in the master bedroom. Security System Our homes are pre-wired for a state-of-the-art security system that includes contact points at all exterior doors and all windows, controls pads and motion detectors. You may have a complete alarm system set-up installed with your preferred home security company after you move in. Layout and Design The layout and design of the homes are as important as the type of materials and products to build and furnish it. We build a home that is designed to increase the home's value. We view the house as a whole system. This type of approach to designing, building and maintaining a home can help eliminate problems. Moisture Barriers Moisture that enters the home through the slab and walls can lead to mold growth and can contribute to a variety of health problems for a home owner. We install an under slab Visqueen moisture barrier to keep moisture from coming up from the slab, preventing mildew. Framing We believe framing materials and systems must be done in a way that supports the house, protects against the elements and contributes to the structure's thermal efficiency. The framing system we build allows for higher insulation value to improve thermal efficiency and provides for long term protection to the home's structural integrity. Exhaust Cooking produces odors, water vapor and particulates such as grease and smoke. We make sure these are captured and removed from the interior of the home to prevent airborne contamination through the use of a space-saver microwave that has an exterior exhaust. Insulation Our standard for insulation is designed to ensure maximum thermal performance and home owner comfort. Each home is well-insulated, using materials that provide good coverage within wall cavities and the attic. The insulation will help eliminate interior condensation problems within the walls by keeping cool air and warm air from meeting in the wall and condensing into water vapor that can contribute to mold growth. The insulation provides good acoustical control and is exceptionally helpful for reducing sound between living and sleeping areas of the home and between the villa homes. Windows Windows bring the outside world in to the home, but we believe they shouldn't be a source of high energy bills. We strategically position windows in the home, (i.e., placement, sizing and direction) to help maximize the use of natural light from the sun and sky. This is called daylighting. The benefits from daylighting are greater energy efficiency and lower bills, as well as positive effects on your mental health and physical well being. Smooth Surface Floors In addition to offering plush quality carpeting in the great room and bedrooms, we install tile in the entry, kitchen and baths. If you want to install tile throughout the home because it does not harbor dust and other allergy-causing particles, you may upgrade your flooring. Solid surfaces are easier to clean than carpet and keeps vacuuming to a minimum to prevent stirring up dust, even under ideal conditions. You may choose to upgrade and install tile through out your home. Low-flow plumbing Low-flow plumbing works to conserve our precious fresh water resources. These fixtures reduce the overuse of natural resources and subsequent treatment and disposal. Barrier-Free Housing We are dedicated to easy access homes. Featuring no curbs, no steps, low-pile quality carpet, wider doors, lowered switches and phone jacks and no thresholds.
